What happened to the original COAST project?
The previous owners of the development at 188 Centreway Road cancelled the project in 2021 following pandemic-related disruptions including the supply of building materials made it impractical to proceed within the required timeframes.
Who is developing and building COAST?
Coast is being developed by Peter Waters as the lead developer, with CMP as the build contractor. Please refer to the Team page.
The homes & what is included
What types of homes are available?

Homes in Stage 1 start from $699,000 for a one bedroom home, $935,000 for a two bedroom home and $1,395,000 for a three bedroom home with a garage. Prices vary by design, floor area, bathrooms, parking, outdoor space, position and release. Ask for current pricing and availability before making a decision.
Which homes are single level?
Homes 11 to 16 are single-level residences. Apartments 25 to 28 also have single-level internal layouts. Ask for the relevant floor plan and details of the access route to each home.
Does every home have parking?
Every home is currently allocated either an internal garage or one car park. The current schedule and plan identify which applies to each home.
Is there visitor parking?
No visitor parking on site; however, there is plenty of street parking or a paid car park next door behind the Church.
Is there provision for EV charging?
Residents can install their own EV charging system using a third-party supplier of choice. Please refer to the Residents Association rules for detail.

Buying a home off plan
What documents can I review before signing?
You can request the Sale and Purchase Agreement, floor plans, specifications and information about the Residents Society, including its rules and anticipated costs. For apartments 25–28, this also includes the relevant Body Corporate information.
We encourage you to review the documents with your solicitor so you understand what you are buying and your responsibilities as an owner before signing.
How much deposit do I need?
A deposit of 10% of the purchase price is payable when the Sale and Purchase Agreement becomes unconditional. The balance is payable at settlement, subject to the terms of the signed agreement.
Where is my deposit held?
All purchaser deposits are payable to the vendor’s solicitors’ trust account; Heimsath Alexander Trust, where the funds are held until settlement.
What happens to my deposit if the development does not complete?
Your Sale and Purchase Agreement sets out what happens if the development does not proceed, including when the agreement can be cancelled and how your deposit is returned.
Can my offer be subject to finance or the sale of my current home?
Yes. Discuss any finance, sale-of-property or other proposed condition with the COAST sales team before making an offer. Any agreed condition must be written into the Sale and Purchase Agreement. Seek independent legal and financial advice.
Do I need to sell my current home first?
That depends on your finances, timing and the conditions agreed with the vendor. COAST can consider an offer subject to the sale of an existing home. Speak with your agent, lender and solicitor early so you understand how your sale and the expected COAST settlement could fit together.
Can I arrange finance now if settlement is expected in 2027?
You can discuss your purchase with a lender or mortgage adviser now. Ask how long an approval remains valid, whether a valuation will be required and when your finances will need to be reassessed before settlement. The lender makes the lending decision.
When do I pay the remaining purchase price?
The balance is payable at settlement in accordance with the Sale and Purchase Agreement.
Why consider a home in the current release?
The current release offers a choice of layouts, positions and price points. Availability can change, so ask the sales team which homes are currently offered and compare the plans before deciding.
Construction & settlement
Is construction underway?
Yes. Construction began on 2 February 2026. Ask the sales team for the latest site update and construction photographs.
When is COAST expected to be completed?
Construction completion is targeted for March 2027. Settlements are currently anticipated from April or May 2027, subject to construction progress, the required Certificate of Title, Code Compliance Certificate processes, and each Sale and Purchase Agreement.
Could the completion date change?
Yes. Weather, materials, construction sequencing, inspections and certification can affect timing. The current agreement includes an October 2027 sunset date. Ask your solicitor to explain the exact completion, extension and cancellation provisions that apply to your purchase.
When can I move in?
Move-in follows settlement. Settlements are currently anticipated from April or May 2027, subject to the required title and Code Compliance Certificate processes and the agreement.
How will I receive construction updates?
All Purchasers will receive a monthly construction update by email.
Can I inspect my home before settlement?
Yes, all purchasers are entitled to a pre-settlement inspection, prior to settlement.
Ownership & ongoing costs
What is the COAST Residents' Society?
The COAST Residents’ Society is the owners’ organisation responsible for shared areas and services. It arranges rubbish collection, maintains shared landscaping and keeps communal areas and driveways tidy. The associated costs are allocated among homeowners. Most homes belong to the Society only; Apartments 25 to 28 also form part of a separate Body Corporate with the four retail premises.
How much are Residents' Society fees?
Current estimates range from $700 to $1,000 a year, depending on the home. Refer to the current price sheet for the estimate for a specific property. Budgets and actual fees may change.
Which properties are part of a Body Corporate?
Apartments 25 to 28 and the four retail premises form a separate unit title development. Their strata freehold titles require a Body Corporate to manage the building and shared areas.
What does the Body Corporate fee cover?
For Apartments 25 to 28, the fee contributes to management, insurance, maintenance and repair of the building and associated shared areas or services. The exact amount and inclusions will be set out in the Body Corporate budget and supporting documents. These owners also contribute separately to the COAST Residents’ Society for development-wide services.
Can Residents' Society and Body Corporate fees change?
Yes. Fees may change over time to reflect the cost of maintaining shared areas, insurance and services such as rubbish collection. Any changes must follow the approval process set out in the relevant governing documents and be communicated to all owners.
Are there other one-off costs when I settle?
Alongside the balance of your purchase price, you should budget for your solicitor’s fees and any costs associated with arranging your mortgage.
Your settlement statement may also include adjustments for rates and Residents Society levies and, for apartments 25–28, Body Corporate levies. These allocate costs between you and the vendor from the settlement date.
Your solicitor will explain the final amounts payable before settlement.
What building warranty is provided?
Homes at COAST will be covered by Stamford Insurance’s 10-Year Building Warranty Insurance. The policy covers defects for the first two years and major structural defects, including failure of the waterproof envelope, for a further eight years. Cover is transferable to future owners, subject to Stamford’s transfer process and administration fee. Claims, excesses, exclusions and eligibility remain subject to the terms of the policy issued for each home.
Everyday living & community rules
How will rubbish collection work?
Rubbish collection is arranged through the COAST Residents’ Society and included in its fees. The development has two central shared refuse points. Block F homes, Lots 1 to 10, have individual bins that are also collected weekly.
Who maintains the landscaping?
The Residents’ Society arranges regular maintenance of shared landscaped areas. Owners maintain planting and landscaping within their private courtyards and other private areas.
Are pets allowed?
Yes, subject to approval under the Residents’ Society rules. Ask for a copy of the rules before buying if a pet is important to your decision.
Can I rent out my home for short stays?
Yes. Owners may rent out their homes for stays of 21 days or less, provided they follow the COAST Residents’ Society rules for short-term rentals.
Can I rent out my home on a longer-term basis?
Yes. Owners must provide the tenants with a copy of the Residents Association rules in advance of the tenancy commencing.
What are the four retail premises intended to be used for?
We see the retail space aimed at professional services such as architects, accounting and life style wellbeing services i.e. pilates, yoga, spa.
How will retail access, deliveries, parking and waste be managed?
The retail units are well serviced with carparks behind the retail block. There is a rubbish enclosure at the rear of retail 1 and this will be serviced as demand requires. There is a rubbish contract for the whole of the development.
